Every once in a while you will come across a seller with a negative attitude who will not want to answer any of your questions. Even with as many sellers as I have talked to over the years, I still get one every now and then. Do not be worried. The first point to remember when this happens is they are not mad at you. They are mad about their situation and what they are going through. While they direct their frustration about their situation AT YOU, it totally has nothing to do with you and everything to do with their situation.
When you come across these sellers, do not fear, do not back down. Simply and calmly explain to them that you were under the impression that they had a property to sell and that without that information, which you need to determine if you have an interest, you simply are not in a position to help them. If there is ANY further resistance, then simply thank them for their time, and remind them that if their situation changes, you would be happy to speak with them.
Do not let them control the tone and flow of the conversation! Remember, if they are motivated – then they have to sell, you do not have to buy!Do not feel obligated to invest time either on the phone or in person with sellers who have no motivation or whose numbers do not meet your investing criteria. Be professional and polite, but get off the phone quickly as soon as you realize there is not a fit for you. This business works ONLY with motivated sellers!
