Direct mail is one of the most effective ways to prospect leads. There are many different types of direct mail pieces, as well as different strategies on who to send marketing mail to, and also when to send it.
The first step is determining your list, which is who you will target with your direct mail campaign. The list is comprised of the foreclosures in your area. There are many ways to find motivated sellers in your market. I cover in detail how to compile the most effective list in our seminars and online coursework, but a great place to start is calling local title companies to get the most recent foreclosure or visiting your local county clerk’s office.
I have discovered many direct mail techniques that have been proven effective in my years of experience, and I will cover a few basics here. These are a few items to remember about direct mail marketing:
Make it Catchy
If you want your direct mail to be noticed it needs to stand out among the other mail people get every day. Why should they read yours? What can you say to get their immediate attention? If it is a postcard, make sure there is a short, captivating headline that makes it easy to see. Bright colors and eye-catching photos also work well on postcards. Messages should be short, easy to read, and hit on the head what you can do to help a seller that is in distress with their property. Also, using unique shapes and colors of envelopes can help catch the attention of the seller when mailing sales letters.
Have a Schedule
You shouldn’t stop at just one piece of direct mail. You need to develop a cycle that is based on the foreclosure process, and that will target the sellers in the times they are feeling the most motivated to find a solution. The more frequently they see and pay attention to your mailings, especially in the beginning and end of the foreclosure process, the more likely they will be to call you when they get motivated enough to act.
Have a Duplicatable System
Marketing is one of the most important parts of your business. However, if it is not done right, it can easily start to take up too much of your time. So, when coming up with a direct mail strategy, create a system that you can duplicate.
